The common theme is more available inventory. Buyers have a wider selection of homes than they did a year ago, while sellers face more competition from other listings.

However, rising inventory doesn't automatically mean falling prices everywhere, as the differences between these counties demonstrate.

King County: More Choices for Buyers

King County experienced a notable increase in residential inventory during August. There were 5,313 homes available for sale, up 39.8% from a year earlier. The median residential sale price declined 6.1% to $925,000, and homes spent an average of 32 days on the market compared with 28 days last August.

For buyers exploring Federal Way and surrounding King County communities, the broader increase in available homes may provide more opportunities to compare properties and evaluate their options carefully.

For sellers, increased competition means paying close attention to recent comparable sales, current competing listings, property condition, and pricing strategy rather than relying on last year's market.

These are countywide figures, so individual neighborhoods, property types, and price ranges within Federal Way may perform differently.

Pierce County: Prices Remain Resilient

Pierce County's median residential sale price reached $599,000 in August, an increase of 1.5% year over year. Inventory increased by 19.9%, while homes spent an average of 35 days on the market, slightly less than the 36 days recorded last August.

For buyers considering Tacoma, Puyallup, Lakewood, University Place, and surrounding Pierce County communities, the increase in listings creates additional options.

Sellers, meanwhile, can take note of the county's year-over-year price increase while recognizing that competitive pricing and thoughtful presentation still matter as buyers gain more choices.

Thurston County: More Inventory Alongside Modest Price Growth

In Thurston County, the median residential sale price rose 2.3% year over year to $535,000. Inventory increased 26.7%, reaching 1,088 homes for sale. Properties took an average of 39 days to sell, compared with 35 days a year earlier.

For buyers exploring Olympia, Lacey, Tumwater, and surrounding Thurston County communities, the growing selection may offer more flexibility when comparing properties.

For sellers, the combination of modest price growth, additional inventory, and longer selling timelines reinforces the importance of preparing and pricing a home carefully.

Snohomish County: Growing Inventory and Adjusting Prices

Snohomish County's residential inventory increased 38.2% year over year, reaching 2,207 homes. Its median residential sale price declined 2.8% to $762,684, while average days on market increased slightly from 30 to 31 days.

Buyers looking in Everett, Lynnwood, Marysville, Edmonds, and other Snohomish County communities may benefit from the broader selection of available homes.

Sellers should study their immediate competition and consider how condition, presentation, marketing, and asking price may influence buyer interest.

What Buyers Should Know This Fall

More inventory can create opportunities, but the right purchase still depends on your budget, financing, location, and long-term plans.

Before starting your search, consider getting pre-approved and understanding the full cost of homeownership. When comparing properties, look beyond the asking price and consider the home's condition, location, recent comparable sales, potential maintenance expenses, and how well it fits your future plans.

You may also want to pay attention to homes that have been on the market longer. Depending on the property and seller's circumstances, there may be opportunities to negotiate—but every situation is different.

A knowledgeable real estate professional can help you evaluate the property and current local market conditions before deciding how to structure an offer.

What Sellers Should Know This Fall

For sellers, one statistic stands out across all four counties: inventory is higher than it was a year ago.

When buyers have more homes to compare, pricing your property correctly from the beginning becomes especially important.

Start with a comparative market analysis based on recent nearby sales. Prepare your property for photography and showings, address maintenance issues where practical, and develop a marketing strategy designed to reach qualified buyers.

Fall also brings shorter days and changing weather to the Pacific Northwest. Good lighting, clean outdoor spaces, attractive photography, and a warm, inviting presentation can help your home make a positive first impression.

Is Fall the Right Time to Make Your Move?

The August numbers show why there isn't a single answer for every buyer or seller.

King and Snohomish counties experienced lower median residential sale prices year over year, while Pierce and Thurston counties recorded modest increases. At the same time, all four counties experienced higher inventory.

Whether you're ready to buy, sell, or simply explore your options, your decision should reflect your finances, goals, preferred location, timeline, and individual property circumstances—not simply regional headlines.
