Should You List Before Thanksgiving? Holiday Season Tips for Washington Sellers and Buyers
Thanksgiving is Thursday, November 26, and the question comes up every year: is it smart to list a home during the holidays, or should you wait for spring? The honest answer is that it depends. There are good reasons on both sides, and the right choice comes down to your home, your price, and your timeline. Here is a balanced look for both sellers and buyers.
The Case for Listing Now
- Less competition. Fewer homes tend to hit the market in late fall. One agent quoted by Homes.com put it this way: "If they see a house they like, the alternative may not be on the market in the spring."
- Buyers are still looking. Holiday shoppers keep browsing listings online, and many have time off work.
- Some buyers want a year-end closing. Agents note that some buyers hope to close before the end of the year for tax reasons. Everyone's situation is different, so buyers should check with a tax professional.
- Showings can be easier to schedule. If you are traveling to visit family, your home can be shown while you are away.
- Winter has its own selling points. A fireplace and a warm, cozy feel can stand out, while a tired backyard matters less to buyers in colder months.
- The holidays spark the imagination. One agent noted that buyers may picture themselves hosting family gatherings in a new home.

The Case for Waiting
- Fewer buyers overall. Many buyers are busy with holiday plans, shopping, and travel, so they have less time and energy for house hunting.
- Holiday spending competes with a down payment. Families may put their money toward the holidays, which can shrink the pool of motivated buyers.
- Travel can disrupt showings and closings. When people are away, it is harder to schedule tours and close deals on time.
- New Year's resolutions bring buyers back. January goals often include buying a home, and staging and renovation work can be easier to schedule once the holidays pass.

What Is Happening in Our Local Market
Local conditions matter more than any rule of thumb. Windermere Real Estate's chief economist reported that the four-county greater Seattle area ended August with 28 percent more active listings than a year earlier. The Northwest MLS August data shows the same trend in each of our counties:
- King: homes for sale up 39.8% from a year ago
- Snohomish: up 38.2%
- Pierce: up 19.9%
- Thurston: up 26.7%
The takeaway for sellers is that buyers have plenty of choices, even in the slower season, so accurate pricing and a well-prepared home matter more than the calendar.

If You Decide to List: Sellers' Tips
- Take your listing photos before you decorate. One agent advises that holiday decor can look dated by January.
- Avoid launching right before a holiday weekend. The Thanksgiving weekend itself is a tough time to debut a listing.
- Consider a First Look launch. Northwest MLS now lets sellers publicly preview a home for up to 21 days before it goes fully Active, which can give you time to finish prep while interest builds. Our First Look guide explains how it works.
- Our tip: Turn on every light for showings. With earlier sunsets, many tours happen after dark, and a warm, bright home makes a strong first impression.

If You Are Buying: Why the Holidays Can Work in Your Favor
- Less competition. Fewer active buyers can mean more leverage and more time to decide.
- More room to negotiate. Sellers who list in the holiday season may be more flexible on price, repairs, closing costs, or move-out timing.
- More time to shop. Many buyers have time off, which can make weekday tours easier.
- Possibly smoother closings. One industry writer notes that lighter workloads for lenders, appraisers, and title companies in winter can help speed things up.
- Year-end tax considerations. Closing before December 31 may allow some buyers to deduct certain costs, depending on their situation, so talk with a tax professional.
Keep rates in mind. Freddie Mac's latest survey we verified, from October 15, put the average 30-year fixed rate at 7.40%. Ask your lender about rate buydowns and seller credits, and get quotes from more than one lender. Our fall buyer playbook and preapproval guide explain how.

So, Should You List Before Thanksgiving?
Our tip: Ask yourself three questions. Is your home ready to show at its best right now? Do you have a firm timeline, such as a job move or a purchase you are lining up? Is your price based on current local sales, not last year's? If the answers are yes, listing now can make sense. If your home needs work or you are flexible on timing, a January launch with a strong plan can be a smart move too.
